Why does my office, workplace or rented property need an Electrical Installation Condition Report?
It is recommended by the Institute of Electricians that any electrical wiring or installations be inspected and tested at least once every 5 years by a qualified electrician to comply with Health and Safety Regulations (1974), Electricity at Work Regulations (1989) and Provision and the Use of Work Equipment Regulations (1998). For some workplaces, like hospitals and high use areas, it is recommended that EICR is completed every year.
But why do you need your wiring checked? And what gets checked?
Wiring deteriorates over time and an Electrical Installation Condition Report will identify any faults so that they can be rectified, ensuring no harm can come to colleagues, customers or the general public. Importantly, it also ensures that your insurance isn’t invalid, as without an updated EICR Electrical Test Certificate your insurance could be invalidated.
Through the test, our local electrician in the West Midlands will check:
- The adequacy of the earthing and bonding
- Check each device provides adequate protection against fire and electric shock.
- Any damage or wear and tear, to both the wiring and things like sockets and plugs, that might affect the safety of the property’s inhabitants.
- Identification of any exposed live wires that could cause a fire or injury.
The Electrical Installation Condition Report is produced to highlight any perceived risks by a trained and certified electrician.
A properly conducted and reported EICR will ensure a landlord or business owner is compliant with the following regulations:
- Health and Safety Regulations
- Provision and Use of Work Equipment Regulations
- The Electricity at Work Regulations
- HSE requirements and ISO standards
- Insurance company requirements
- Fire risk assessment
If you are a private landlord, depending on the type and use of equipment in your property or premises, we advise an Electrical Installation Condition Report needs completing to the following timescales:
- Every 5 Years
Or upon - Change of Ownership
- Change of Tenancy
- Change of Use of Premises
This will then ensure you comply with BS7671 and the terms and conditions of your landlord insurance.
